Have these documents and information available when applying for your mortgage

  • Purchase contract (completely filled in)

  • Copy of earnest money check (both front and back)

  • Photocopies of canceled checks for the past 12 months of mortgage payments (copy both the front and back of each check)

  • Information on your last two years' rental history, including rental addresses and landlord's phone numbers

  • Employment history for the past two years, including name, address, and phone number of each employer, as well as paycheck stubs for each person named on the mortgage for the past 30 days

  • If a business owner, contractor, or paid through commission or receiving substantial bonuses, provide all related information concerning your earnings for the past two years (including all schedules and attachments to your tax returns); business owners will also need to provide a year-to-date profit and loss statement

  • Tax returns (including attached W-2 and/or 1099 forms) for each person named on the mortgage for the last 2 years 

  • Proof of any other income not included above (interest, dividends, IRAs, etc.)

  • Banking information, including account number, balance, and name on account for all checking, savings, and brokerage accounts, as well as full bank statements for at least the past 90 days on all accounts

  • Information on all of the bills you pay monthly (ie credit cards, loans, child support or alimony, etc. but not including utilities), including who the payments are owed to, account number, balance owed, and amount of monthly payment

  • Information on any other real estate owned by any borrower, to include property address, lease information, loan information, and tax information

  • Information relating to any substantial assets, especially boats, recreational vehicles, and other valuable vehicles, such as purchase date and original cost, year/make/model, amount owed (if any), current value estimates

  • Photo identification (usually a driver's license) for Borrower and any/all Co-borrowers (who must all appear in person). Sometimes a social security card is requested as well

*You should also be prepared to pay for a current credit report and associated appraisal fees if you have not already paid your mortgage lender for these expenses.

 

Depending on lender and your particular situation,  additional documentation (if applicable) may be required, such as:
 

  • Divorce decree
     
  • Gift letter (accompanied by front and back copy of gift check and sometimes a copy of givers bank statement)
     
  • Details and documentation of bankruptcy
     
  • Documentation relating to alien status
     
  • Certificate of eligibility and DD214 (VA loans)
     
  • Off-Base Housing Authorization (active duty military only)
